The South Bank and Holbeck regeneration has drawn a wave of small development and property trading businesses. Property development is trading rather than investment, which changes everything: profits taxed as income, no capital gains treatment, different VAT rules depending on whether the work is new build, conversion or refurbishment, and a Construction Industry Scheme obligation as contractor. Getting the VAT liability right on a conversion is worth a great deal and is frequently got wrong.
